Can foreigners buy property in UAE?
Yes. The Dubai government allows foreign nationals to purchase freehold property within designated freehold areas, under Regulation No. 3 of 2006, with full ownership rights including the right to sell, lease, or pass the property on.
What is a "designated freehold area" in Dubai?
A designated freehold area is a government‑approved zone where foreign nationals can own property outright — including Dubai Marina, Palm Jumeirah, Dubai Hills Estate, Bluewaters Island, and Dubai Creek Harbour. Each comes with a full title deed registered with the Dubai Land Department.
Do I get a residency visa if I buy property?
If your property is valued at AED 750,000 or more, you may qualify for a renewable 2‑year investor residency visa. Properties worth AED 2,000,000 or more can qualify for the 10‑year Golden Visa, extending to your immediate family.
Are there any restrictions on property use?
You can use your property for personal residence, vacation, or rental income, and you can sell it at any time to another eligible buyer.
What taxes apply when buying property?
UAE has no personal income tax. Buyers typically pay a one‑time transfer and registration fee of around 3% of the property value to the Dubai Land Department, plus admin and agent fees — there are no annual property taxes.
How long does the buying process take?
Typically 4–12 weeks from signing the Sales & Purchase Agreement (SPA) to receiving your title deed, depending on the developer, property type, and whether it is off‑plan or ready.
Do I need to be present in UAE to buy?
Not necessarily — many purchases complete remotely with a Power of Attorney, though an in‑person visit is recommended for due diligence and peace of mind.
