If you're new to the UAE market, freehold area — designated freehold area — is one of the first terms you'll run into, and understanding it properly will save you time when you start shortlisting areas.

What freehold within a freehold area actually means

Within designated freehold areas, non-UAE nationals can own property outright, including the land it sits on, with full title registered through the Dubai Land Department (DLD). Outside these zones, foreign ownership is generally restricted or unavailable.

The list of approved freehold areas has grown steadily since Regulation No. 3 of 2006 — from dense waterfront living in Dubai Marina and Palm Jumeirah, to low-rise villa communities like Dubai Creek Harbour and Dubai Hills Estate, to newer masterplans like Dubai Islands. Because the list of approved complexes is set centrally, always confirm a specific plot's freehold status with DLD or a licensed broker.

freehold status is what makes UAE's international appeal possible, but it's a starting point for due diligence, not a substitute for it.
